Residential Buildings


In the publication “Residential Buildings” the Statistical Office of the Republic of Serbia publishes for the first time data on the territorial distribution and main characteristics of residential buildings. The final  results of the 2022 Census of Population, Households and Dwellings on residential buildings contain the data on the type of residential buildings, predominant year of construction, maximum number of floors and lift availability, as well as on the type of materials used for the construction of the building’s outer walls.

According to the data of the 2022 Census, there are 2 261 051 residential buildings on the territory of the Republic of Serbia.

In the structure of residential buildings, by type of residential buildings, the highest percentage was recorded with family houses with one dwelling, 87.7%, then family houses with two dwellings, 8.3%, while buildings with 3 and more dwellings account for 4% of the total number of residential buildings.

Observed by the year of construction of buildings, most of the residential buildings were constructed over the period 1961 – 1980, 745 485 buildings. In the category of the oldest buildings (built before 1919), a total of 59 841 buildings were enumerated, mostly in the Region of Vojvodina (40 618). After 2000, 242 015 buildings were constructed, mostly in the Region of Sumadija and West Serbia, and the least in the Region of South Serbia and East Serbia.

The Census indicated that the most numerous are buildings with dwellings located on the ground floor. The number of enumerated single-storey buildings is 1 898 029, 84% of the total number of enumerated residential buildings. There are 1 269 buildings with 10 and more storeys on the territory of the Republic of Serbia, mainly located in the Belgrade Region (720).  

In the Republic of Serbia there are 1 998 465 (88.4%) residential buildings constructed with bricks, concrete or stone, 141 495 buildings with rammed clay, plaster, boards, 79 719 with adobe bricks and 41 372 buildings constructed with wood. Observed by region, most of the buildings constructed with rammed clay, plaster and boards are in the Region of Vojvodina, while their number is the smallest in the Belgrade Region, which share is almost insignificant.
